Croydon residents are the second least happy in the country with where they live, according to a new survey.
The Rightmove Happy at Home Index placed Croydon 109th out of 110 locations in the UK based on 12 factors including property size, amenities and safety.
The town came second behind East London. East central London and Ilford came third and fourth.
Researchers asked around 40,000 homeowners how they felt about their area including safety and neighbourliness among other factors.
Nine of the top ten unhappiest towns were in London, with only Dudley, a West Midlands town, making the top ten.
But they were the happiest in London about their homes' decor.
Harrogate was named the happiest place in Britain, followed by Stockport, Ipswich and Exeter.
Rightmove director Miles Shipside said London scored poorly due to a lack of space in the capital and safety concerns.
